Consulting
A second opinion before you wire the money
We work on land full time. If you are about to buy a parcel, or want to make this a business, an hour with someone who has already made the expensive mistakes is cheap.
Deal review
You found a parcel and want a second set of eyes before you commit. We go through access, zoning, title, comps, and exit — and tell you what we would pay for it, or why we would not.
Due diligence walkthrough
A working session on your actual deal: pulling the GIS and assessor records, reading the legal description, checking flood and wetlands, and calling the county planning department with you.
Getting started
For people who want to buy and sell land as a business. Sourcing, pricing, offer mechanics, closing methods, and the mistakes that cost the most in the first year.
Owner financing setup
How seller-financed notes are structured, serviced, and collected — and which parts of it your state treats as regulated lending activity.
What this is not
This is practical, experience-based guidance from an active land buyer. It isnot legal advice, tax advice, investment advice, or a licensed real estate brokerage service, and no attorney–client or fiduciary relationship is created by engaging us.
For anything binding — contracts, entity structure, tax treatment, or seller-financing compliance in your state — retain a licensed attorney or CPA in that state. We will tell you when you have reached that line, and we will not pretend the line is somewhere else.
No result is guaranteed. Land can lose money, and people who do this well still buy the occasional parcel they regret.
